Overview:
This course will give an introduction to Part B Fire Safety of the Building Regulations 2010. It will look at how part B is complied with and by whom. It will then give an introduction to satisfying the five functional requirements of Part B which are;
B1 Means of Warning and Escape
B2 Internal Fire Spread (Linings)
B3 Internal Fire Spread (Structure)
B4 External Fire Spread
B5 Access and Facilities for the Fire Service
In addition to covering the fundamentals, this module also outlines the key amendments made to Approved Document B between 2020 and 2029, showing how the guidance has evolved into a modern, risk‑based framework aligned with the Building Safety Act 2022.
Over the decade, the updates have:
- Enhanced fire protection through lower sprinkler thresholds (now required above 11 m), mandatory sprinklers in care homes, and improved wayfinding signage to assist fire and rescue services.
- Raised material standards by banning combustible materials on buildings above 11 m and adopting Euroclass (EN 13501) classifications in place of older national fire testing standards.
- Improved evacuation safety through new recommendations for secure information boxes, evacuation alert systems, multiple stair provisions, and evacuation lifts in tall residential buildings.
- Strengthened accountability and information management via updated Regulation 38 requirements, supporting the Golden Thread of building safety information introduced under the Building Safety Act 2022.
Together, these developments support a clearer, more consistent, and performance‑driven approach to fire safety — promoting safer design, better documentation, and enhanced protection for building occupants.
